Althardstrasse

Right next to the Regensdorf-Watt train station, on the former Studer-Revox site at Althardstrasse 30, the vibrant Rägipark residential neighborhood is taking shape. In place of the old commercial building, Allianz Suisse is undertaking one of the largest investments in its corporate history: a ring-shaped new development featuring 204 rental apartments and approximately 4,000 m² of office, service, and retail space. The central location right next to the train station also makes the neighborhood highly attractive in terms of transportation.

The new building comprises six above-ground floors and two basement levels; shops, restaurants, medical practices, and offices are planned for the ground and intermediate floors, while the rental apartments are located on the upper floors. An underground parking garage with 162 parking spaces rounds out the offering. Marazzi + Paul Architekten AG, Zurich, was responsible for the architectural design.

As the general contractor with a full guarantee on costs, quality, and schedule, HRS Real Estate AG carried out the project on behalf of Allianz Suisse Lebensversicherungs-Gesellschaft AG and Allianz Suisse Versicherungs-Gesellschaft AG, Wallisellen. The new building is characterized by energy efficiency and forward-thinking construction: Heating is provided via a district heating network that uses wood as its energy source.

With an above-ground volume of 73,956 m³ and an above-ground floor area of 24,790 m² (below ground: 29,674 m³ and 9,221 m², respectively), the total cost amounted to approximately CHF 58 million. The construction period ran from March 2021 to November 2023.
