The development concept envisages that the stately residential building on the main street (Villa Scholer) and the farm building with the attached residential part will be retained as a replacement building with comparable volumes and integrated into the new development. As an addition to the ensemble and as a closure of the garden in eastern direction, a new building is planned, which is deliberately kept to only three stories towards the ensemble. Along the tracks is a timber-framed building that protects the neighborhood from railroad noise. This is divided into three sections by two offsets. The offsets soften the noise bar's appearance and at the same time continue to fulfill its function. With the exception of the replacement building with two full stories and an attic, all buildings are four stories high. The retirement center is located on the main street in the east. Due to its location on the main street, the retirement center with public character is easily recognizable on the main street. The remaining buildings are reserved for residential use. The building to the south of the retirement center is reserved for assisted living. The building in the middle as well as the new replacement of the farm building are also used for assisted living
